The Zoning Section reviews and processes applications for rezoning, special permits, detailed site development plans, and special contract/zoning condition amendments. These applications are reviewed for conformance to the City’s comprehensive plan, compatibility to adjacent land uses, and to ensure protection of the best interest, health, safety and welfare of the public in general. The Zoning Section also processes applications for special exceptions and variances to the City’s zoning ordinance, processes zoning verification requests, and provides information to the public regarding the City’s zoning regulations. The Subdivision Section reviews and processes subdivision plats
and replats, land studies, vacations and dedications of public rights-of-way,
and other land development applications. Subdivision plats and replats within
the City and its extraterritorial jurisdiction are reviewed for conformance
to the City’s ordinances and regulations for orderly growth and development.
Applications are also reviewed to ensure adequate provision for streets, alleys,
parks, and other facilities; to provide for adequate extension of utility services
such as water, sewer, electricity, and gas; to protect future purchasers from
inadequate police and fire protection; and to provide for a land registration
system. The Subdivision Section also processes street name changes and assigns
addresses to new developments, evaluates and processes certificate of compliance
applications to ensure that properties have been legally subdivided, and provides
other information regarding the City’s subdivision regulations.
