GRADING
- Land Development ensures that proposed grading shall
result in the minimum possible disturbance of terrain and
natural land features necessary to construct residences or
other permitted
buildings or structures, or to conduct other legal land uses.
- Land
Development monitors permits to prevent grading which unnecessarily
changes the terrain, mountains or other
natural features, or creates flood problems or irreparable
scars which will have an adverse effect on the physical character
or economic viability of the community as an attractive place
to live
- Land Development’s aim is to ensure that the
grading will not adversely affect the natural topographic drainage
features, arroyos or other drainage features or alter natural
surface runoff, or that lateral support to either public or
private property is not endangered.
FLOOD PLAIN
- Maintain and hold open for public inspection all
records pertaining to the provisions that apply to the Flood
Insurance Rate Maps.
- Review permit applications to determine
whether proposed building sites will be reasonably safe
from flooding.
- Review permits for proposed development to
assure that all necessary permits have been obtained from
those federal,
state or local governmental agencies (including Section 404
of the Federal Water Pollution Control Act Amendments of
1972, 33 USC 1334) from which prior approval is required.
LAND DEVELOPMENT
- The Land Development section reviews the Storm Water
Pollution Prevention Plans for purpose of elimination or
reduction of pollutants from entering the city's municipal
separate storm
sewer system and for control over discharges to and from
the system.
- To facilitate compliance with state and federal
standards
and permits by owners and operators of facilities engaged
in industrial activities and construction sites within the
city.
- To enable the city as holder of the Municipal Separate
Storm Sewer System (MS 4) to comply with all federal and
state laws, regulations and permits applicable to storm water
discharge.
